Where Home Modification works will cost over $30,000, the NDIS requires you to engage an independent NDIS registered Building Works Project Manager for complex home modifications.

These building works and modifications aim to improve accessibility and liveability in your or your loved one’s home while keeping your specific needs in focus.

NDIS-approved home modifications will usually provide recommendations and funding for a Building Works Project Manager (BWPM), a service that we proudly provide.

​

Our experienced NDIS-registered Building Works Project Manager can work with you and your Occupational Therapist to assist with the design, planning approval, building scope, procurement and construction management of NDIS-registered builders or other suppliers.

​

Additionally, we also provide services for minor home modifications and assistive technology or home automation.

We ensure that you are supported every step of the way, from preliminary planning through to completion, ensuring no critical steps are overlooked and all building works are NDIS compliant.

Feasibility

For home modifications expected to cost over $30k, we recommend engaging our NDIS Registered Building Works Project Manager (BWPM) from the start.

By including $1,000 in your NDIS plan, our BWPM collaborates with your Occupational Therapist to create concept drawings, cost estimates, and obtain necessary planning assessments.

Design documentation

Our BWPM manages the design and documentation phase, developing a project scope and coordinating drawings with consultants and engineers.

 

We handle planning assessments, necessary reports and administer the relevant development consent application through the NSW Planning Portal to ensure compliance.

Tender

During the tender process, our BWPM prepares all necessary documentation in consultation with your Occupational Therapist.

Builder quotes are obtained, and any design or building-related queries are addressed. You will then receive a clear recommendation to ensure the best fit for your project’s needs.

Procurement

Once funding approval is secured, our BWPM engages the builder on your behalf.​

​

​The building contract is carefully reviewed to ensure it meets your expectations, including program details, payments, and allowances. A project kick-off meeting is organised with all key parties to ensure everyone is aligned before construction commences.

Construction

As construction progresses, our BWPM acts as the single point of contact, keeping you informed at every stage.​

​

​Site inspections are conducted at key points in the construction process, and any variation requests are reviewed. We will also monitor builder progress and manage payments, ensuring your project stays on track and to scope.

Post construction

After the build is complete, a defects inspection is carried out to ensure everything meets the required standards.​

​

Any areas of concern are discussed and resolved with the builder, and all necessary approvals are finalised. Our BWPM ensures your project concludes smoothly, with all payments and paperwork completed.
